About the directory
ForeclosurePH brings together acquired-asset listings published by Philippine banks and government institutions. It is an independent research and discovery tool—not a seller, broker, bank, or auction platform.
Automated checks read public bank webpages, downloadable pricelists, and official property APIs. Every result keeps a link to the institution that published it.
Addresses, condition labels, property types, prices, and sale stages are placed into one consistent structure. Official PSGC locality names power the location filters.
If a source suddenly returns an unusually small or incomplete result, that update is rejected. Existing records stay available instead of being incorrectly removed.
Methodology
The original title, source category, address text, price text, condition note, and source URL are retained for auditing. Separate display fields make obvious spelling, capitalization, and label variants consistent without rewriting the source evidence.
Rules handle known, repeatable cases. Ambiguous records remain “unspecified” rather than receiving a confident-looking guess. A source is marked removed only after that institution completes a successful, complete check and the reference is no longer present.
“Checked” means our automated process successfully saw the listing. It does not mean the property was inspected, appraised, legally reviewed, or confirmed directly with the selling institution.
